Acting on behalf of Longwait Limited, HRH successfully re-let this ex-Wine Rack to a new company formed by the previous management.  The shop was officially opened by Simon and Yasmin Le Bon in January 2010.

On behalf of Invista, we have let 2 shops in Bury St Edmunds on new leases, to Holland & Barrett and Shoe Zone.

Acting on behalf of Lakeland, HRH negotiated a new lease with the landlords Hammerson. The store opened in October 2009.

Acting on behalf of F Hinds Jewellers, HRH negotiated a relocation of an existing small branch into a prominent corner unit within the new Eden Shopping Centre.

Acting on behalf of a major fund, HRH negotiated the sale of two prime shops in Winchester to clients of Knight Frank Investors for £2.648m, 5% NIY.

Acting on behalf of Yelverton Properties Limited, a private property company client based in Watford, HRH advise on the purchase of probably the best small shop in this affluent Berkshire town.  The property was acquired at a recent auction for a price in excess of £525,000 showing an initial yield of approximately 5.25% and a reversion in 2011 to over 6.75%.  Yelverton want more like this!

Acting on behalf of Invista, HRH successfully negotiated the freehold sale of this prime retail property to a private investor for £4.7m, 4.53% NIY.

Acting on behalf of a private investor, HRH acquired this prime shop ahead of the property being offered in the auction room.

Acting on behalf of a private client, HRH have sold this retail and residential investment let predominantly to Specsavers to a private investor.

Acting on behalf of Derwent London, HRH negotiated the rent review against Pret a Manger. The case went to Arbitration and we were successful in achieving a rent in excess of £400,000 from the Arbitrator and our client was awarded full costs.

As fully retained surveyors for Lakeland we have recently negotiated rent reviews in Chichester, Cardiff, Lincoln, Tunbridge Wells and Worcester whilst achieving nil uplifts in Buchanan Galleries in Glasgow, Canterbury and Bluewater.

We have also successfully achieved rate reductions on a number of their properties and are now preparing for 2010 appeals.

Prior to their administration, HRH managed to complete several rent reviews on behalf of their landlords in towns such as Worksop, High Wycombe and Leamington Spa (which has subsequently been acquired by H&M). We have since agreed rent reviews or agreed lettings on former Woolworths stores in Witham, Kettering, Bicester, East Dereham, Bognor Regis and Cromer with other deals in solicitors hands.

Acting on behalf of a private landlord, HRH recently negotiated a rent review against Barclays securing an uplift of c. 55% in excess of the passing rent.

Acting on behalf of the developer Albarn, HRH successfully negotiated a pre-let with Sainsbury which allowed the developer to commence building this mixed use, retail and residential development. We are now actively marketing the remaining retail unit.

Acting on behalf of Derwent London we have recently concluded the rent review of Pizza Express with an effective date of the 1st January 2009. We achieved approximately a 25% increase on the passing rent.

Acting on behalf of a private landlord we have re-let a former Burger King premises to Itsu on a new ten year lease.

Acting on behalf of a private landlord we have successfully agreed a rental uplift at arbitration against JD Wetherspoon having also won an Award for Costs of the referral from them.

Acting on behalf of Tragus, HRH advised on the subletting of part of a Strada restaurant to Domino's.

Acting on behalf of Land Securities, we have successfully negotiated a rental uplift of approximately 15% at the rent review of a Fitness First gym.
